上半年土地成交76.26万㎡金额8.94亿,同比均大幅下降

如果说嘉兴土地市场去年同期还可以用“冷”“热”不均来描述,那从去年下半年开始延续到今年上半年都可以用“冷”字概括。今年上半年嘉兴楼市由于一系列“救市”政策,成交已趋向回暖,土地市场却仍在“严冬”。整个上半年土地市场仅两大亮点:

1、4月16日万科拿下位于秀洲区政府附近的【经开2015-5号】地,欲打造秀洲区高端住宅,案名确认为万科吴越”。

2、6月16日嘉兴明阳置业有限公司底价拿下【经开2015-8号】地,欲打造望湖公馆二期。

2015年上半年嘉兴楼市白皮书土地篇

1、 总体“量价”较去年降幅明显。2015年上嘉兴土地市场总成交相比2014年上下半年“量价齐跌”,降幅明显。成交面积同比下降44.5%,环比下降46.1%;成交金额同比下降55.8%,环比下降44.7%,均大幅下降。

2、 半年度住宅类用地成交挽救“下降趋势”。住宅类用地成交相较去年同期降幅趋势与总体趋势相近。同比成交面积下降47.5%,成交金额下降47.2%。但相较于2014年下半年下降趋势不明显。面积环比仅下降8.8%,金额环比仅下降2.6%。由此可见住宅类用地成交相较于总体土地市场的下降趋势有所缓和。住宅类用地成交总数一直维持在5宗,可谓“不温不火”。
